Owning a short term rental in Cape Coral can be a great investment, but 2026 brings clearer requirements and tighter enforcement. The biggest shift is that Cape Coral now expects rental properties to be registered and renewed every year, and short term rentals are treated differently than long term rentals. On top of City requirements, Lee County tax rules still apply, and Florida’s vacation rental licensing framework remains part of the picture. City, County, State
1) City of Cape Coral Annual Rental Registration
As of January 1, 2026, Cape Coral requires annual registration and annual renewal for residential rental properties. The City defines a short term rental as six months or less and publishes a fee of $350 per short term rental property per year. The City also states it has updated enforcement procedures and civil penalties tied to failure to register, failure to renew, and problems like misclassification or inaccurate reporting of rental information.
This registration is separate from other requirements. It is not the same thing as business tax receipts, state licensing, or tax obligations.
2) City Business Tax Receipt
Cape Coral treats operating a vacation rental as business activity. Owners should expect to maintain a City Business Tax Receipt connected to the rental property’s activity. This is a separate requirement from the annual rental registration.
3) Lee County Business Tax Receipt
In addition to City requirements, a county business tax receipt may also apply through Lee County. City and County business tax receipts are separate and both can be relevant depending on the situation, so it is not enough to only have one and assume you are covered.
4) Florida Vacation Rental License (DBPR)
Short term rentals are tied to Florida’s vacation rental licensing framework through the Florida Department of Business and Professional Regulation. Properties are commonly classified under Vacation Rental Dwelling or Vacation Rental Condominium depending on the property type. Operating without a valid license can expose an owner to enforcement and fines.
5) Required Taxes
Short term rentals in Cape Coral are subject to taxes that owners often underestimate.
Lee County states the Tourist Development Tax is 5 percent on accommodations rented for six months or less. Lee County also explains that the dealer collecting the rent is responsible for collecting and remitting the tax, and that if the dealer fails after legal provisions have been pursued, the owner may still be held responsible.
Lee County also states that Florida sales tax applies as well, and its own guidance frequently references 6.5 percent for sales tax in this context. Combined, that is often presented as a total of 11.5 percent on gross rental revenue before platform fees.
The practical takeaway is that tax handling cannot be a black box. Even if a manager or booking platform is involved, the owner benefits from having clean reporting and documentation showing what was collected and what was remitted.
